About this scheme

The proposed scheme is located on the edge of Wakefield adjacent to Calder Grove and the Calder Park Employment Area at Junction 39 of the M1 Motorway.

The site is on former agricultural land near the main urban area and the motorway. It is located adjacent to the River Calder and the Calder- Hebble Navigation, which lie to the north / north west of the site.

Boost the local economy – The Broad Cut Farm proposals will stimulate Wakefield’s economy at a time of significant economic need, as the district and wider region face increasing economic challenges. The development will attract new businesses to Wakefield in fast-growing, innovative industries, adding an estimated circa £6.3 million (net annual GVA) during construction and £40m – £46m (net annual GVA) during operation.

Create new, high-quality jobs and apprenticeships – The development is expected to create circa 780 permanent jobs and apprenticeships in the local area, in addition to construction employment. These jobs will be in high value, highly-skilled roles, providing opportunities for existing Wakefield residents to access good-quality employment and to attract skilled workers to the area, who will in turn contribute to the local economy. A range of employment buildings of flexible unit size would be provided, allowing small, medium and large firms, as well as start-ups, to deliver employment to the area.

Improve the local area and environment – The proposals will bring significant environmental benefits to the local area and regenerate the existing site, which has been used for decades for agricultural purposes. The proposals include opening up green spaces for public use, including walking and cycle paths, planting new trees and wildflower meadows and improving wildlife habitats. Offering views of the Calder-Hebble Navigation, the site will be an attractive location for people to live, work and spend their free time.

Address Wakefield’s clear housing need – As a mixed-use development, the site will incorporate around 100 new, high-quality homes to address housing demand in Wakefield, which is among the highest in the region. A range of property types, sizes and tenures will be provided, including affordable housing, to meet the varied needs of the community.

Deliver a unique opportunity for Wakefield and the wider region – There is nowhere else in Wakefield with the scale and location to create significant numbers of highly skilled, innovation-focused jobs, which is identified as a priority in the Wakefield District Economic Strategy. Furthermore, there is nowhere else in West Yorkshire currently designated as a hub for innovative advanced manufacturing. The development therefore represents a unique opportunity to enhance Wakefield’s and West Yorkshire’s reputation as leading location for innovative manufacturing, and will attract yet more investment to the area.

Support Wakefield’s Adopted Local Plan – Wakefield Council adopted their Local Plan in January 2024. The plan included the allocation of Broad Cut Farm (known in the Plan as SPA18 Land at Junction 39 (M1) Durkar) as a mixed-use special policy area, designated for residential development and an advanced manufacturing park, to support the area’s economy. The site allocation also allows for the development of 100 homes, recognising the council’s aspirations to develop mixed-use, sustainable sites.
